How Much Homeowners Insurance Do I Need in Texas?
“How much homeowners insurance do I need?” sounds like it should have a simple dollar answer. It does not, because the right number is not what your home would sell for, it is what it would cost to rebuild. Get that wrong and you can be badly underinsured without knowing it until the worst possible moment.
Here is how to think about it, in plain English, with the Texas details that matter most.
The big mistake: insuring for market value
Your home’s market value includes the land, the neighborhood, and what a buyer would pay. Insurance does not rebuild land. What you insure is the cost to rebuild the structure with today’s labor and materials, which can be higher or lower than market value.
- In a hot market, your home might sell for far more than it costs to rebuild. Insuring to the sale price means overpaying.
- In other cases, especially older or custom homes, rebuilding costs more than the market value. Insuring to the sale price leaves you short.
The number you want is replacement cost, not market value. This is also why the difference between replacement cost and actual cash value matters so much on your roof and everything else.
The pieces of a homeowners policy
A Texas homeowners policy is really several coverages bundled together. You size each one:
- Dwelling (Coverage A): the cost to rebuild your house. This is the anchor number, and most other limits are calculated from it.
- Other structures (Coverage B): detached garages, fences, sheds, usually around 10% of the dwelling.
- Personal property (Coverage C): your belongings. Often 50 to 70% of the dwelling, but do a gut check if you own a lot.
- Loss of use (Coverage D): pays for somewhere to live while your home is repaired after a covered loss.
- Personal liability (Coverage E): covers you if someone is injured or you cause damage. We usually recommend at least $300,000, and more if you have assets to protect.
- Medical payments (Coverage F): small, no-fault coverage for guest injuries.
How to figure your dwelling amount
Your dwelling limit should reflect the cost to rebuild from the foundation up, at current prices. A few ways to get there:
- Rebuild estimate, not Zillow. Use a replacement-cost estimate based on your home’s square footage, construction type, and finishes, not the sale price or tax value.
- Account for upgrades. Custom cabinets, real wood floors, upgraded counters, and additions all raise the rebuild cost. If you have renovated, tell your agent.
- Watch construction inflation. Building costs have climbed. A dwelling limit that was right five years ago may be low today. This is worth reviewing at renewal.
The Texas wind and hail piece
This is where Texas is different. Hail and wind are the most common serious claims here, and how your policy handles them changes what you actually collect:
- Many Texas policies carry a separate wind and hail deductible, often a percentage of the dwelling limit rather than a flat dollar amount. On a $400,000 home, a 2% wind and hail deductible is $8,000 out of pocket before the policy pays. Know your number before a storm, not after. Our guide to the Texas wind and hail deductible breaks this down.
- Roof coverage matters. Some policies pay full replacement cost on the roof, others depreciate it based on age. That single setting can mean thousands of dollars after a hailstorm.
Do not forget what a standard policy leaves out
Two big gaps catch Texas homeowners:
- Flood is not covered by a homeowners policy. If you are anywhere near a creek, river, or a flood-prone area, you need separate flood coverage.
- High-value items like jewelry, firearms, and collectibles often have sub-limits. If you own valuables, they may need to be scheduled.
