What every Texas homeowner should understand

Two things trip up more Texas homeowners than anything else. First, the wind & hail deductible — most policies here apply a separate, percentage-based deductible (commonly 2% in 2026) calculated on your dwelling amount, so a storm claim can cost you thousands before coverage starts. Second, replacement cost vs. actual cash value — especially on your roof, where ACV depreciation can slash a payout.

We walk you through both before you buy, size your dwelling limit to true rebuild cost (not market value), and make sure your policy reflects the protections you actually want. New for 2026, Texas policies also include an appraisal provision (SB 458) for resolving claim disputes — we’ll point it out.

How is my homeowners premium calculated in Texas?

Mainly by your home’s replacement cost, location, age, roof, claims history, and the deductibles and coverages you choose — including the separate wind/hail deductible. We shop multiple carriers because the same home can be priced very differently from one to the next.

Do you insure homes other companies turn down?

Often, yes. Older homes, prior claims, mobile homes, short-term rentals, and coastal/water exposure can all get declined by standard carriers. We work with specialty markets built for exactly those situations.

What is the wind and hail deductible?

It’s a separate deductible — usually a percentage of your dwelling amount, commonly 2% in 2026 — that applies specifically to wind and hail claims. On a $400,000 home, 2% means you pay the first $8,000. We make sure you understand yours before you buy.
