Home Insurance Non-Renewed or Dropped? What to Do in Texas

Home Insurance Non-Renewed or Dropped? What to Do in Texas, Coverall Insurance Agency, New Braunfels TX

Few pieces of mail land harder than a notice that your home insurance is not being renewed. It feels personal, and it comes with a deadline. Take a breath. This is common, it is fixable, and you have more options than the letter makes it seem.

Here is what a non-renewal actually means and the exact steps to take, from a local independent agent who places this kind of coverage all the time.

Cancellation vs non-renewal: not the same thing

  • Non-renewal means your carrier will not continue the policy past its expiration date. Your coverage stays active until then. This is the far more common one, and it gives you time to find a replacement.
  • Cancellation means the carrier is ending the policy mid-term. In Texas this is limited to specific reasons like nonpayment or fraud, and it usually comes with a shorter fuse.

Either way, the key fact is the same: you have a deadline, and you do not want a gap in coverage.

Why it happens (usually not your fault)

Carriers non-renew homes for reasons that often have little to do with you personally:

  • The carrier pulled back. Insurers regularly reduce how much risk they write in a region. After heavy storm losses, they may non-renew whole blocks of Texas policies to rebalance, even good ones.
  • Roof age. Older roofs are the single most common trigger in Texas. Many carriers will not renew a roof past a certain age.
  • Claims history. Two or more claims in a few years, even small ones, can flag your policy. Carriers see these on your CLUE report.
  • A lapse or nonpayment. A missed payment or a coverage gap makes you look higher risk.
  • Condition or risk factors. Deferred maintenance, certain dog breeds, a trampoline or pool, or an unusual occupancy can all play in.

What to do first

  1. Do not ignore it, and do not let it lapse. If your mortgage company sees a gap, they can buy expensive “force-placed” coverage and bill you, often for far more than a normal policy and protecting only the lender, not you.
  2. Note the exact date your current coverage ends. That is your deadline to have a new policy in force.
  3. Find out the reason. The notice should state it. Knowing whether it is roof age, claims, or a carrier pullback tells us which carriers to approach.
  4. Call an independent agent, not just one company. A single carrier can only offer its own answer. An independent agency shops many.

Here is the part most people do not know

You are not stuck starting from scratch, and you are not out of options because one company said no. As an independent agency, we work with 15+ carriers, including ones that specialize in exactly the situations that get people non-renewed: older roofs, prior claims, and homes other carriers have backed away from.

When your carrier non-renews you, we remarket your home across our panel and place you with a company that wants to write it, before your current coverage ends, so there is no lapse and no force-placed policy. This is the same independent-agent advantage that helps when your rates simply go up: you are not tied to one company’s decision.

A few Texas specifics

  • Roof age is negotiable in the market. If roof age got you non-renewed, some carriers still write older roofs, sometimes on an actual cash value roof settlement. We will tell you the trade-offs.
  • Move fast on the roof if you can. If your roof is near the end of its life, a replacement can reopen doors with more carriers and improve your rate.
  • Get ahead of renewal. If you suspect a non-renewal is coming, do not wait for the letter. We can start shopping now.

Do not face the deadline alone

A non-renewal is stressful, but it is a Tuesday for us. Send us the notice and your address, and we will find out why, shop your home across our carriers, and get you covered before the clock runs out.
